<p>Try it and let me know what the answer is.</p>
<p>Google has a simple mission and vision and that is to return a answer to the question that it believes is the most relevant to that search.</p>
<p>Anyway Property Fair at the time of posting this Blog comes up on page 1 and position 1.</p>
<p>We use a company called find a pro to manage the seo on our behalf. Excelent !!</p>

<p>I think you are doing well if you are the Buyer at auction ( and not so well if you are the Seller) as most people are not bidding and simply waiting for the Vendor to fall into the trap of having the property passed in at a low price. This price as seen by all who are at the auction now becomes the benchmark price.</p>
<p>The Auction process works really well when we have two buyers or even more competing at the auction to be the highest bidder.  When this happens the Vendor gets the benifit of of a potentially higher price created by this competition.</p>
<p>In todays market its hard enough to find one qualified buyer who can and wants to buy the property, let alone find two or more who are going to create a competitive bidding scenario.</p>
<p>The Auction system basically will get you a market or below market result because you are basically advertising to all whom are there that is no interest at a price or at what price there is any interest,  and you are also now forced having spent all the marketing dollars to deal at this price.</p>
<p>A private sale with someone like me as your agent works differently. We quote a price and then let the purchaser decide where to make us an offer. This offer is often more than what they would bid at an auction as discussed earlier. In order to close a deal at a great price we dont need to spend all that money on a expensive campaign that is almost design to fail. The other huge difference and advantage is that we only need one buyer. That buyer although he has no one to compete with is alos unaware where another buyer might be negotiating and as a result may well pay over market.</p>
<p>Rememebr once there has been no bids at an auction the would be purchaser has information he never had before and that gives him all the power. With a Private Sale the vendor retains the power as the buyer needs to negotiate knowing only the vendors price.</p>

<p>There is no question that the market has softened a bit but smart vendors ares till getting great prices.</p>
<p>The trick is to use an agent who knows how to &#8220;Sell&#8221;. This is not necessarily the biggest firm in market place.  Its about using an agent who does not need to spend a fortune on marketing as this money is simply wasted on most property campaigns.</p>
<p>The trick today is to find ONE buyer who wants the property and then negotiating a sale, No Auction necessary!!</p>
<p>I can save you a fortune yet still sell your property for the best price.</p>
<p>Its a great time to list now in summer and even better over December and January when there is not that much on the market.</p>

<p>If you are a first home owner you may be entitled to receive one or more of the following:</p>
<p><span style="text-decoration: underline;"><strong>First Home Owner Grant</strong></span></p>
<p>The First Home Owners Grant provides eligible first home buyers with a <span style="text-decoration: underline;"><strong>$7000</strong></span> grant. This grant is not means-tested nor is it restricted by the price of the property for contracts entered into prior to 1 January 2010.</p>
<p>For contracts entered into on or after 1 January 2010, the grant will only be payable where the price of the property or construction of the home does not exceed $750,000. An exception to this requirement is where the contract relates to a home that is on, or to be built on, primary production land.</p>
<p><span style="text-decoration: underline;"><strong>First Home Bonus</strong></span></p>
<p><strong>1 July 2010 to 30 June 2011 (contract date)</strong></p>

<p>Remember the whole point of being a &#8220;buyer&#8221; is that you are looking for an outcome and the outcome you are looking for is to BUY a home or an investment , thats the point of being a buyer and thats why you jump on to the treadmill of doing what buyers do&#8230;</p>
<p>The problem with this strategy  of striking, is that buyers who adopt it are no longer &#8220;buyers&#8221; and as a consequence wont get the desired outcome no matter what &#8230;. they wont buy a property and are not relevant to the property market.</p>
<p>People have always voted with their feet&#8230;if they do not like something they simply turn around and walk away. Buyers can do the same thing&#8230;while remaing a &#8220;buyer&#8221; but voting with your feet&#8230;. i.e. stop bidding when you have had enough etc.</p>
<p>The problem with striking, is what happens when the strike is over? You simply come back to the market as a BUYER, and guess what you are in no better shape than you were in before you went on strike.</p>
