			<content:encoded><![CDATA[<p>Make no mistake there is still demand for quality Real Estate . You may ask &#8220;sure there is demand ..but at what price?&#8221;</p>
<p>There is no question that the market has softened a bit but smart vendors ares till getting great prices.</p>
<p>The trick is to use an agent who knows how to &#8220;Sell&#8221;. This is not necessarily the biggest firm in market place.  Its about using an agent who does not need to spend a fortune on marketing as this money is simply wasted on most property campaigns.</p>
<p>The trick today is to find ONE buyer who wants the property and then negotiating a sale, No Auction necessary!!</p>
<p>I can save you a fortune yet still sell your property for the best price.</p>
<p>Its a great time to list now in summer and even better over December and January when there is not that much on the market.</p>

<p>If you are a first home owner you may be entitled to receive one or more of the following:</p>
<p><span style="text-decoration: underline;"><strong>First Home Owner Grant</strong></span></p>
<p>The First Home Owners Grant provides eligible first home buyers with a <span style="text-decoration: underline;"><strong>$7000</strong></span> grant. This grant is not means-tested nor is it restricted by the price of the property for contracts entered into prior to 1 January 2010.</p>
<p>For contracts entered into on or after 1 January 2010, the grant will only be payable where the price of the property or construction of the home does not exceed $750,000. An exception to this requirement is where the contract relates to a home that is on, or to be built on, primary production land.</p>
<p><span style="text-decoration: underline;"><strong>First Home Bonus</strong></span></p>
<p><strong>1 July 2010 to 30 June 2011 (contract date)</strong></p>
<p>If you are eligible to receive the Grant, you may also be entitled to receive an additional payment of  <span style="text-decoration: underline;"><strong>$13,000</strong></span> (for new homes only), known as the First Home Bonus.</p>
<p>To be eligible to receive the Bonus, the purchase price of the property must not exceed $600,000.</p>

<p>Remember the whole point of being a &#8220;buyer&#8221; is that you are looking for an outcome and the outcome you are looking for is to BUY a home or an investment , thats the point of being a buyer and thats why you jump on to the treadmill of doing what buyers do&#8230;</p>
<p>The problem with this strategy  of striking, is that buyers who adopt it are no longer &#8220;buyers&#8221; and as a consequence wont get the desired outcome no matter what &#8230;. they wont buy a property and are not relevant to the property market.</p>
<p>People have always voted with their feet&#8230;if they do not like something they simply turn around and walk away. Buyers can do the same thing&#8230;while remaing a &#8220;buyer&#8221; but voting with your feet&#8230;. i.e. stop bidding when you have had enough etc.</p>
<p>The problem with striking, is what happens when the strike is over? You simply come back to the market as a BUYER, and guess what you are in no better shape than you were in before you went on strike.</p>

<p>A sweet grandmother telephoned St. Joseph&#8217;s Hospital. She timidly asked, &#8220;Is it possible to speak to someone who can tell me how a patient is doing?&#8221;</p>
<p>The operator said, &#8220;I&#8217;ll be glad to help, dear. What&#8217;s the name and room number of the patient?&#8221;</p>
<p>The grandmother in her weak, tremulous voice said, &#8220;Norma Findlay, Room 302.&#8221;</p>
<p>The operator replied, &#8220;Let me put you on hold while I check with the nurse&#8217;s station for that room.&#8221;</p>
<p>After a few minutes, the operator returned to the phone and said, &#8220;I have good news. Her nurse just told me that Norma is doing well. Her blood pressure is fine; her blood work just came back normal and her physician, Dr. Cohen, has scheduled her to be discharged tomorrow.&#8221;</p>

<p>Below is a article I found in the press re Google and Real estate&#8230; interesting and you heard it first on the Property Fair Blog!</p>
<p>Google has just made a surprising announcement : Google Maps will drop its real estate listings search option on February 10th.</p>
<p>Real estate was one of the options available inside Google Maps foe some time now , when it added a similar search form like the ones available on many real estate-specific websites. Google’s real estate search wasn’t as advanced as some of those sites, but offered enough basics for most homebuyers to start the process of finding a new home.</p>
<p>Problem is that very few people used it. That’s one of the reasons that Google cites for dropping real estate search:</p>
<blockquote><p>In part due to low usage, the proliferation of excellent property-search tools on real estate websites, and the infrastructure challenge posed by the impending retirement of the Google Base API (used by listing providers to submit listings), we’ve decided to discontinue the real estate feature within Google Maps on February 10, 2011.</p></blockquote>
<p>In fact, PropertyPal.com — one of the services that has provided UK real estate listings to Google since last summer</p>
<blockquote><p>… on the whole, we experienced minimal traffic from maps over the course of its short 8 month lifespan. Google had tried a number of strategies to promote the service including running Google ads, none of which pushed any significant traffic, or increased uptake.</p></blockquote>
<p>The loss of real estate listings in Google Maps also means the end of  place pages for individual properties— a move that, at the time, seemed to signal Google’s strongest intention of being a major player in real estate search.</p>
<p>It seems impossible to think that Google would give up completely on real estate search — it’s too important of an activity in that industry, with the National Association of Realtors reporting in recent years that about 85% of all home buyers begin their search online. What does the future hold for Google and real estate search?</p>
